Yes the offer of a COC settlement was spurned and we see the Magistrate this week. So now it will be "he said $3009, but He said $60.75." 2 points I'm wondering about:
In CTLA guide under Location it seems to mention that nuisance potential to other properties is a reasonable consideration in appraisal. Before I'd thopught not, but now I don't know. True or False?
Also the recent JoA article by Watson et al comparing different appraisal methods shows to me the ctla tfm is very consistent and relatively conservative. What did you all think? I plan to bring and cite this before the magistrate in support of my approach. Relevant? Smart? Stupid?
